Access Statement for Beddgelert House

Introduction

Beddgelert House is a Link detached house built in the 1970's on a small estate located uphill of the village centre.  The access road to the house is steep.  Outside the property is a tarmac drive suitable for parking 2 vehicles.  An entrance gate leads to a slate paved courtyard, with access to the garage through a doorway.

Entrance to Property

The entrance to the property has a slate step to the front door. This step is approx 10cm high, with a depth of 48cm. There is then a 15cm cill immediately in front of the door.

The door dimensions are standard, and it opens inwards onto a hall.   This leads directly into the living area, with the kitchen off the dining area.  The kitchen worktop is at standard height.  The shower room has a 70mm wide opening door to the shower compartment and a step of 20cm.  The twin bedroom and double bedroom are both downstairs off a small inner hall with windows that open out and suitable for emergency exit.  There are 4 steps up into the lounge area - approx 35cm wide.  The lounge area has access to a decked outside sitting area through a door, which is an Emergency Exit, which is standard size, with a slide opening.  The decked area is split level, with no handrails.   The. mezzanine bedroom is accessed off the main lounge area, with open steps, and is suitable for adult guests only.  Due to the split level nature of this accommodation we do not recommend it for children under 2 years of age.
